2022 Rent Increase Announced

Announced in September, the provincially mandated rent increase freeze will expire January 1, 2022.

The Residential Tenancy Branch announced the 2022 maximum rent increase as 1.5%. This amount is based on inflation.

To ensure the rent increase is valid landlords must follow the appropriate processes noted below regarding form, timing and notice periods.

Paying Rent to Increase Credit

Beginning in June 2021 we will be offering The Landlord Credit Bureau services to our landlord clients and residents. 

Until now a credit score check was only a necessary step in the tenant approval process. 

Now tenants can use their on-time rental payments to bolster their credit score and landlords can create credit consequences for those who do not make timely payments. 

Snowbirds Flocking to the South Okanagan this Winter

A survey completed this past winter by Snowbird Advisor shows that 44% of Canadian snowbirds did not travel this winter and 31% stated they traveled for all or part of the winter. The survey included results from 3000+ snowbirds all over Canada.

Residential Tenancy Branch Accepting Email as Method of Service

The professional organization I am associated with, LandlordBC, has long advocated that both landlords and tenants should be allowed to use email as a method of service for serving documents such as 2 Month Notice to End Tenancies, Eviction Notices and Rental Increases.

I strongly agree with this new policy. An abundance of time being a property manager is spent at the post office sending documents via registered mail. This postal route is also an expensive way of issuing notice to tenants.

The Importance of Tenant's Insurance

Liability claims, hotel fees, and the cost of replacing your belongings in instance of theft or fire are very important items that a tenant’s insurance policy will cover. Many tenants do not realize that their landlord’s insurance policy does not cover their persons from these instances occurring.

The Insurance Bureau of Canada states that about half of Canadian renters do not have proper insurance coverage.
