Property Evaluation
SOPM will evaluate your property to ensure it can receive the maximum monthly rent amount. We will also advise you of any necessary renovations that will maximize your return on investment.
Marketing
Your property is listed on many digital platforms. Our social media following is extensive on both Facebook and Instagram. The rental property advertisement will be posted on those mediums and also other online platforms such as Kijiji and Craigslist.

Tenant Selection
Potential tenants are required to submit a Rental Unit Inquiry Form on this website, if they are interested in a rental property we manage. Our Administration team will then complete a phone interview with the potential tenant. If found suitable, the tenant is then allowed to view the property.
After property viewing a rental application is completed with the tenant(s). The application involves a credit check and references.
We keep you informed of pending applications, so you can be a part of the selection process.
Tenancy Agreement
SOPM uses LandlordBC’s extensive tenancy agreement. The agreement contains all standard terms necessary, as per The Residential Tenancy of Act of British Columbia and additional terms to protect your investment.
Conditional Move-In Inspection
SOPM’s move-in inspection process includes a detailed conditional inspection report, photos and a video of the property at tenant move-in. We also provide an in depth explanation of important clauses in the tenancy agreement and review our emergency procedures. The tenant(s) are also advised of the location of the water shut-off and electricial panel.
Routine Inspections
Inspections are carried out at regular intervals throughout the tenancy. The tenant is asked a series of questions regarding their tenancy and preventative maintenance. This checklist is then emailed to you, along with our comments.
Rental Increases
SOPM stays informed on all Residential Tenancy Act changes and updates throughout the year. When the yearly rental increase amount is announced we will contact you with your options for increasing the rent at the property. There are timelines to follow to issue increases and we will ensure this is completed properly for you.
Landlord Payments
All payments to you, our landlord clients, are convenient and hassle-free. We ensure you receive them on a timely basis each month. Please contact us for further information.
Accounting Records
Our accounting team has over 30 years of experience. We ensure all record keeping adheres to the British Columbia Financial Services Authority’s requirements. Landlords are provided with a detailed statement each month of rental income and disbursements. Landlords will also receive a yearly summary.

Ashley Lutke-Schipholt
Managing Broker, Licensed Property Manager, BBA
Ashley has experience in the property management business, representing home owners and investors throughout the South Okanagan since 2010. Upon completing a Bachelor of Business degree in Kelowna Ashley became a licensed property manager through the UBC Sauder School of Business. Ashley is an active member of LandlordBC and the Professional Association of Managing Agents. She was nominated for Property Manager of the Year in 2021 and was inducted into the RE/MAX Hall of Fame in 2019.
Matthew Laydon
Licensed Property Manager
Matthew became a licensed property manager after moving to British Columbia from Edmonton, Alberta. Matthew has years of experience managing his own rental properties. Matthew has also been an inside sales manager since 2015. His sales experience has made him very eloquent and skilled with people and conflict resolution. Matthew has completed all courses in the Residential Building Management curriculam with the Professsional Association of Managing Agents and the I Rent it Right Course through LandlordBC.

Unlicensed Property Management Assistant
Pam Thompson joined our team in January of 2015 and has been a great asset ever since. Pam brings a wealth of knowledge as she has not only lived in the South Okanagan since 2003, but has immersed herself in the many sectors that the South Okanagan has to offer. Additionally, Pam attended BCIT for Marketing and Sales, and has experience in the tourism and hospitality industry, managing her own properties, and running a successful RV resort and hotel. With keen attention to detail, a respect for her clients, and always being attentive to both tenant and owner’s needs, Pam is a highly valued member of this team.
DANNY BISSONNETTE
Vacation Rental Specialist
Danny comes to South Okanagan Property Management with 13 years experience as a Civil Technician, and also spent the last 5 years managing a testing laboratory. Both professions has ensured he has a keen level of detail and the professional and personable character to manage a variety of personalities. Danny is also an incredible problem solver with a calm temperament that allows him to think reasonably in all types of situations. Danny manages all types of properties in his short-term rental portfolio; from executive town homes to lakefront luxury homes.
AMANDA PROWSE
Administration and Marketing
Amanda executes all property advertisements and social media updates. Amanda brings a fresh young perspective to our social media and advertising platforms, from Instagram to Kijiji Amanda does it all! Amanda enjoys being creative and creating the best ads possible for advertising your rental property. Amanda is also very detailed and completes tenancy agreement, owner agreement and other documentation input into our many systems. Amanda’s past experience as a dental hygienist ensures her keen sense to detail.
Sandra elke
Accounting Manager
Sandra has over 30 years experience as an accounting technician and bookkeeper. She was born in the north Okanagan, then moved to the central Okanagan after high school, completing the 2-year Diploma in Business Administration at Okanagan College. After that she went on to complete 4 levels in the CMA program, while working for a local CPA firm. Over the years she has had many bookkeeping clients ranging from construction to non-profit societies, gaining invaluable experience in all aspects of bookkeeping and accounting. Sandra ensures that all accounting records are prepared in a timely and organized manner and adhere to the BC Financial Services Authority regulations.
